What you need to know.

1) What is a Commercial EPC?

A Commercial Energy Performance Certificate (EPC) rates the energy efficiency of a non-domestic building — such as offices, retail units, warehouses, or mixed-use developments.

Just like residential EPCs, the rating runs from A (most efficient) to G (least efficient). The report includes:

  • Your building’s energy rating and score

  • A list of recommended improvements

  • The potential rating if improvements are made

⚖️ If you own, let, or manage commercial property, a valid EPC is required before marketing or occupancy.

2) Who needs a Commercial EPC??

You’ll need a Commercial EPC if you are:

  • Selling a commercial property

  • Renting or leasing it to a new tenant

  • Building or refurbishing a non-domestic space

  • Seeking compliance with MEES (Minimum Energy Efficiency Standards)

Landlords cannot legally lease a commercial property with an EPC rating below E, unless exempt.

3) What is the difference between a Commercial EPC and a Domestic EPC?

Unlike domestic EPCs, commercial assessments use SBEM (Simplified Building Energy Model) or DSM (Dynamic Simulation Modelling) depending on building complexity.

Assessments are carried out by an accredited Non-Domestic Energy Assessor (NDEA).

We assess:

  • Heating & cooling systems

  • Lighting and controls

  • Building fabric and insulation

  • Glazing and ventilation

  • Renewable technologies (if applicable)

4) What’s in the report?

Your EPC report will include:

  • Current rating and score

  • Potential rating (if improvements are made)

  • Cost-effective upgrade suggestions

  • Reference to building size, type, and usage

  • Valid for 10 years
