1) What is an EPC?
An Energy Performance Certificate (EPC) rates how energy-efficient a property is, using a scale from A (most efficient) to G (least efficient). It also provides practical advice on how to improve energy efficiency—helping reduce energy bills and carbon emissions.

2) What’s Included in an EPC Report?
A qualified Domestic Energy Assessor visits your property to carry out a full assessment. You’ll receive a report with:
Current energy rating (how your home performs today)
Potential rating (your home’s efficiency if improvements are made)
Recommendations for cost-effective upgrades
Your property will also receive a score out of 100. The higher the score, the more energy-efficient—and cheaper to run—your home is.
3) What Does the EPC Inspection Involve?
During the assessment, we look at:
Wall and floor insulation
Window glazing (single, double, or triple)
Boilers and heating systems
Lighting (LEDs, CFLs)
Draught prevention
We’ll identify where heat might be escaping and how efficiently your home uses energy.
4) How Long Does an EPC Last?
An EPC is valid for 10 years, no matter how many times the property is sold or rented out. However, if you've made significant energy improvements, it’s a good idea to get a new assessment to reflect the changes.

Yes – if you’re:
Selling a home
Renting to new tenants
Advertising a property
…you must have a valid EPC. Your estate agent or solicitor will usually require this before your property can be listed.
It is illegal to rent out a property in England or Wales with an EPC rating below E, unless you have an exemption.

Note: Properties with a rating below E cannot legally be rented out without an exemption.
